Role Overview
The Project Quantity Surveyor will be responsible for managing all cost-related aspects of construction projects, including budgeting, measurements, valuations, variations, and financial reporting. While working closely with the Project Manager on day-to-day site operations, the QS will report directly to the Managing Director on all cost and financial performance matters.
This position requires a hands-on professional with deep construction knowledge, strong analytical skills, and the ability to maintain strict cost control while supporting smooth project execution.
Key Responsibilities
- Monitor project costs against approved budgets to ensure financial discipline.
- Prepare detailed cost reports and cash flow forecasts for submission to the Managing Director.
- Identify potential cost risks early and advise management on mitigation strategies.
- Take accurate measurements of work executed on site in line with drawings and specifications.
- Prepare interim valuations and final accounts for completed works.
- Verify subcontractor claims by assessing work done and ensuring accuracy.
- Identify, document, and value variations and additional works.
- Prepare variation submissions and maintain comprehensive variation logs.
- Advise on cost implications of design changes or scope adjustments.
- Assist in pricing and evaluation of materials and subcontractor quotations.
- Monitor material usage on site and reconcile quantities to minimize wastage.
- Work closely with the Project Manager on procurement planning and cost optimization.
- Submit regular cost, valuation, and financial performance reports to the MD.
- Maintain accurate and well-organized records of measurements, valuations, approvals, and correspondence.
- Support project audits and financial reviews when required.
Performance Expectations
- Accurate tracking and reporting of project costs.
- Timely preparation and submission of valuations and variation claims.
- Strong collaboration with the Project Manager and site team.
- Effective cost control with minimal budget overruns.
- Clear and transparent financial reporting to management.
Qualifications & Experience
- BSc or MSc in Quantity Surveying.
- Minimum of 10 years post-NYSC experience working as a Quantity Surveyor.
- Professional membership with NIQS and/or registration with QSRBN (mandatory or strong advantage).
- Proven experience in cost planning and cost control.
- Hands-on experience preparing BOQs, valuations, variations, and final accounts.
- Strong background in contract administration and financial reporting.
- Good understanding of budgeting, forecasting, and project financial management.
Technical Skills & Competencies
- Strong understanding of construction contracts such as FIDIC, JCT, and similar forms.
- Solid knowledge of cost management techniques and best practices.
- Proficiency in MS Excel for cost analysis and reporting.
- Experience with QS software such as CostX or PlanSwift is an added advantage.
- Strong analytical, negotiation, and problem-solving skills.
- High level of integrity, accuracy, and attention to detail.
- Ability to work independently and make sound cost-related decisions.
